Architectural Review Committee (ARC)

What Is the ARC?

The Architectural Review Committee (ARC) helps maintain the appearance, property values, and overall character of The Communities of Highland Ridge.

The ARC reviews and approves proposed exterior changes to homes, lots, and structures within the community to ensure that improvements follow the community’s architectural guidelines and governing documents.

This process helps protect the consistency, design harmony, and long-term value of the neighborhood.

The Architectural Review Committee reviews requests for:

• Construction of new homes
• Exterior renovations or additions
• Structural changes
• Exterior paint color changes
• Landscaping changes that affect drainage or grading
• Fences, patios, decks, pergolas, and similar structures
• Retaining walls
• Exterior lighting additions
• Irrigation systems
• Other exterior improvements visible from neighboring properties or common areas

Why ARC Approval Is Required

The ARC review process ensures that improvements:

• Follow the community’s Restrictions and Reservations
• Maintain architectural consistency across the neighborhood
• Protect property values
• Ensure projects fit the surrounding homes and landscape
• Prevent drainage or grading issues between properties

Even if a similar project has been approved in the past, each request must be reviewed individually.


ARC Approval Process

Before Starting Any Exterior Project

Homeowners must receive written ARC approval before beginning work on any exterior project.

Starting construction before receiving approval may result in:

• The project being required to stop
• The homeowner being required to modify or remove the improvement
• Possible fines or enforcement action under the governing documents

Step 1 – Submit an ARC Request


Before beginning work, submit an ARC application that includes:

• Description of the proposed project
• Plans or drawings
• Dimensions and materials
• Color selections if applicable
• Location of the improvement on the lot
• Photos or sketches if helpful

Depending on the project, additional information may be required.

Step 2 – Begin Work After Approval

Once written approval is received, the homeowner may begin the approved project.

All construction must match the plans submitted and approved by the ARC.

If changes to the project become necessary, an updated request must be submitted for approval.

Exterior Paint Colors

Exterior paint colors must be approved by the ARC before painting begins.

The community uses approved color palettes from the Sherwin-Williams Neutral and Timeless collections, or equivalent colors.

Even approved palette colors must still receive ARC approval before use.

ARC approval only addresses the community’s architectural standards.

Homeowners are still responsible for:

• Obtaining any required city or county permits
• Complying with local building codes
• Hiring licensed and insured contractors when required
